We will do this this if:<\/p>\n<ul>\n<li>it was a gift (there are different rules if it was to your\u00a0spouse, civil partner or charity<\/li>\n<li>you sold it for less than it was worth to help the buyer<\/li>\n<li>you inherited it (and do not know the\u00a0inheritance tax value)<\/li>\n<li>you owned it before April 1982<\/li>\n<\/ul>\n<h2>Selling in special circumstances<\/h2>\n<p style=\"font-weight: 400;\">There are special rules for calculating your gain if:<\/p>\n<ul>\n<li>you\u00a0 live abroad<\/li>\n<li>you\u00a0sell a lease or part of your<\/li>\n<li>your property is\u00a0compulsory purchased<\/li>\n<\/ul>\n<h2>Jointly owned property<\/h2>\n<p style=\"font-weight: 400;\">If you own property jointly with other people, work out the gain for the share that you own.<\/p>\n<h2>Deduct costs<\/h2>\n<p style=\"font-weight: 400;\">You can deduct costs of buying, selling or improving your property from your gain. These include:<\/p>\n<ul>\n<li>estate agents\u2019 and solicitors\u2019 fees<\/li>\n<li>costs of improvement works, for example for an extension (normal maintenance costs, such as decorating, do not count.\u00a0<\/li>\n<\/ul>\n<h2>Reliefs<\/h2>\n<p style=\"font-weight: 400;\">You may get tax relief if the property was:<\/p>\n<ul>\n<li>your\u00a0home<\/li>\n<li>a\u00a0business asset<\/li>\n<li>occupied by a dependent relative &#8211; find out more in the guidance on\u00a0Private Resident Relief<\/li>\n<\/ul>\n<h2>Work out if you need to pay<\/h2>\n<p style=\"font-weight: 400;\">When you\u2019ve worked out your gain you need to\u00a0work out if you need to report and pay\u00a0Capital Gains Tax.<\/p>\n<p style=\"font-weight: 400;\">You may be able to work out how much tax to pay on your property.<\/p>\n<p style=\"font-weight: 400;\">You cannot use the calculator if you:<\/p>\n<ul>\n<li>sold business premises or land<\/li>\n<li>sold other\u00a0chargeable assets\u00a0in the tax year, for example shares<\/li>\n<li>reduced your share of a property that you still jointly own<\/li>\n<li>claim any reliefs other than Private Residence Relief or Letting Relief<\/li>\n<li>are a company, agent, trustee or personal representative<\/li>\n<\/ul>\n<h2>Selling overseas property<\/h2>\n<p style=\"font-weight: 400;\">You pay\u00a0Capital Gains Tax when you dispose of overseas property if you\u2019re\u00a0resident in the UK.<\/p>\n<ul>\n<li>There are special rules if you\u2019re resident in the UK but your\u00a0permanent home is abroad.<\/li>\n<li>You may also have to pay tax in the country you made the gain. If you\u2019re taxed twice, you may be able to\u00a0claim relief.<\/li>\n<li>If you\u2019re non-resident<\/li>\n<li>Non-residents may have to pay UK tax on overseas property if they return to the
